The most popular topic of recent days in Turkey is the residence status of foreigners in Turkey and the rearrangement of the regulation on the residence. As of July 1, 2022, it was decided by the administration to apply the 25 percent population rate to 20 percent in some districts of Turkey. Thus, 781 districts with foreign residence restrictions increased to 1200 districts and 1200 districts were closed to both temporary protection status and residence permit.

Thus, a residence permit was no longer issued in these districts, in other words, the rate of foreign residence decreased to 20.

Foreigners who come to Turkey can stay up to 90 days within 180 days without obtaining a residence permit. However, foreigners who want to stay longer than this period must obtain a residence permit according to their purpose of stay.
The main reason for residence restrictions in some regions in Turkey is that are intended to prevent too much density of refugees in the same area. There are a large number of refugees in Turkey. Therefore, refugees living in the same place cannot adapt to the country in terms of language and cultural integration. The density of refugees in the same area brings with it serious problems. This situation creates security and integration problems. On the other hand, local people feel uneasiness.

People who acquire real estate in our country are investors. They are not counted as refugees.
Restricting residence permits in some regions does not prohibit the sale of real estate to foreigners. Foreign real persons and legal entities can purchase real estate in any part of Turkey that is not restricted by law.
